Flatwoods HomebuyersPasco County, Florida

Zephyrhills · 33540 / 33541 / 33542

Zephyrhills has almost as many mobile homes as houses — and it is still going up.

11,721 mobile homes against 15,744 houses. No other part of Pasco looks like this, and it means two completely separate selling problems depending on what you own.

The county's numbers

The only market in Pasco that peaked this year.

Arms-length single-family sales across 33540, 33541 and 33542. This table is houses only — mobile homes sell on an entirely different curve. Not estimates — recorded sale prices, with the county's own qualification flags applied so forced and family transfers are excluded, and bulk portfolio transfers removed.

While west Pasco flattened or fell, Zephyrhills kept climbing: $285,000 in 2022 to a peak of $326,000 in 2025, holding at $320,000 now.

The reason is new construction. Two Rivers is already the largest subdivision here at 1,519 houses with a median build year of 2025. New stock at higher prices pulls the median up — which does not necessarily mean your 1975 house in Zephyrhills Colony is worth more than it was.

What a Zephyrhills house actually is

A genuinely split town: 31% built before 1990, 60% since 2000.

2007Median year built. 31% of these houses went up before 1990, and 60% since 2000.
1,663 sq ftMedian living area, on a median lot of 7,418 sq ft.
30%Of these houses are not owner-occupied — rentals and second homes.
11,721Mobile and manufactured homes, against 15,744 houses. They sell on completely different terms.

The biggest neighbourhoods here are Two Rivers (1,519 houses, median built 2025, 2,389 sq ft), Town Of Zephyrhills (961 houses, median built 1957, 1,092 sq ft), Zephyrhills Colony Company (774 houses, median built 1975, 1,312 sq ft) and Lake Bernadette (754 houses, median built 2004, 1,805 sq ft).

Town of Zephyrhills is 961 houses with a median build year of 1957. Two Rivers is 1,519 built in 2025. Those are two different towns sharing a name, and a city-wide median describes neither of them well.

The honest part

Three reasons a Zephyrhills house fails a normal sale.

If it is a mobile home, financing is the whole problemA conventional mortgage generally will not touch a manufactured home, particularly an older one or one in a leased-lot park. Your buyer needs cash or specialist finance. That is a small pool, and it is why mobile homes here sit for months while the house next door sells in weeks.
55+ parks come with lot rent and park approvalIn a leased-lot community the buyer has to be approved by the park and take on the lot rent. Plenty of willing buyers fail that step. Sellers are often surprised to learn the park has an effective veto over who buys their home.
The old core and the new edge are not the same marketA 1957 house in the Town of Zephyrhills and a 2025 house in Two Rivers share a postcode and nothing else. If you own the former, the rising city median is not your number.

What we'd actually do

Same three options as everywhere else in Pasco.

We'll make you a cash offer and close in about two weeks. Or you tell us the number you need to walk away with, we put it in writing, and we carry the risk of getting there. And if your house would sell perfectly well on the open market and you have the time to wait, we'll tell you that instead — a newer house in Lake Bernadette in good shape should be listed.

We buy both houses and mobile homes here, including in parks, and we will tell you plainly which of your options is actually worth taking.
