Flatwoods HomebuyersPasco County, Florida

Dade City · 33523 / 33525

Dade City is the rural end of Pasco — bigger lots, older houses, thinner market.

A median lot of 13,217 square feet and a market that trades roughly 350 houses a year. That combination makes pricing harder here than anywhere else in the county.

The county's numbers

Still rising, but on very thin volume.

Arms-length single-family sales across 33523 and 33525, from county records. Not estimates — recorded sale prices, with the county's own qualification flags applied so forced and family transfers are excluded, and bulk portfolio transfers removed.

YearHouses soldMedian price
2019407$218,000
2020385$242,500
2021483$275,000
2022422$323,250
2023344$340,800
2024361$337,000
2025405$357,800peak
2026331$350,000today

The median has kept climbing to a peak of $357,800 in 2025, sitting at $350,000 now. But read that alongside the middle column: only 331 to 483 sales a year, against more than a thousand in Port Richey.

Thin volume means a handful of large transactions can move the median noticeably. Lake Jovita, the golf community, is the single biggest subdivision at 630 houses with a median size of 2,665 square feet — large houses that pull the average away from an ordinary in-town bungalow.

What a Dade City house actually is

9,599 houses split evenly between old and new.

1998Median year built. 43% of these houses went up before 1990, and 49% since 2000.
1,730 sq ftMedian living area, on a median lot of 13,217 sq ft — about 0.30 of an acre.
31%Of these houses are not owner-occupied — rentals and second homes.
4,217Parcels inside a CDD. That district debt sits on the tax bill and counts against what a buyer can borrow.

The biggest neighbourhoods here are Lake Jovita Golf And Country Club (630 houses, median built 2006, 2,665 sq ft), Suwannee Lakeside (297 houses, median built 2022, 2,238 sq ft), Clinton Corner (294 houses, median built 2023, 1,659 sq ft) and Abbey Glen (280 houses, median built 2023, 1,815 sq ft).

43% predates 1990 and 49% was built since 2000, with very little in between. Historic Dade City proper, then newer subdivisions like Suwannee Lakeside, Clinton Corner and Abbey Glen, most of them delivering in 2022 and 2023.

The honest part

Three reasons a Dade City house fails a normal sale.

Comparable sales barely existWith a few hundred sales a year spread across a large rural area, there is often no genuinely comparable recent sale near your house. Appraisals come in unpredictably, and a low appraisal kills a financed sale even when the buyer is willing.
Acreage, wells and septicLarger lots out here usually mean a private well and septic. Both get inspected, both can fail, and a failed septic on a financed sale is a five-figure problem discovered three weeks before closing.
Agricultural classification and what happens when it goesIf part of your land carries an agricultural classification, the tax treatment changes when it is sold or the use changes. Buyers and their lenders find this confusing, and confusion costs weeks.

What we'd actually do

Same three options as everywhere else in Pasco.

We'll make you a cash offer and close in about two weeks. Or you tell us the number you need to walk away with, we put it in writing, and we carry the risk of getting there. And if your house would sell perfectly well on the open market and you have the time to wait, we'll tell you that instead — a newer house in Abbey Glen or Suwannee Lakeside will sell fine with a local agent.

We buy in-town houses, rural acreage, and inherited property out here — the kind that has sat empty while a family worked out what to do with it.
