The median reached $448,500 in 2024 and now sits at $418,000. That is the largest fall from peak anywhere in Pasco in dollar terms.

There is a specific reason. Angeline is already the largest subdivision in Land O' Lakes at 1,599 houses with a median build year of 2025 — a brand-new community still delivering. Every resale in this market is now competing with houses that have never been lived in.

What a Land O' Lakes house actually is

28,998 houses, and 20,384 parcels carrying CDD debt.

23%Of these houses are not owner-occupied — rentals and second homes.
20,384Parcels inside a CDD. That district debt sits on the tax bill and counts against what a buyer can borrow.

The biggest neighbourhoods here are Angeline (1,599 houses, median built 2025, 1,787 sq ft), Concord Station (1,482 houses, median built 2012, 2,421 sq ft), Oakstead (1,164 houses, median built 2003, 1,810 sq ft) and Connerton Village Two (1,089 houses, median built 2018, 2,334 sq ft).

Concord Station, Oakstead and Connerton are the established communities. Angeline is the new one, and it is big. The median house here is 2,068 square feet on a 7,150 square foot lot — suburban, newish, and almost always inside a district.

The honest part

Three reasons a Land O' Lakes house fails a normal sale.

Angeline and the other builders set your ceilingWhen a buyer can get a brand-new house with a rate buydown and a warranty, your 2006 resale has to be cheaper to compete. You are not pricing against the last sale on your street; you are pricing against a sales centre that can move its own numbers.
CDD plus HOA is a double line on the tax bill20,384 parcels here carry district debt. Buyers increasingly ask for the CDD balance before they offer, and lenders count the assessment against qualification. It shrinks what any given buyer can pay you.
The out-of-state owners are leaving2,014 houses here are owned from outside Florida, led by California and Arizona. Distance ownership that made sense at 2021 prices and 2021 rates often does not now.

What we'd actually do

Same three options as everywhere else in Pasco.

We'll make you a cash offer and close in about two weeks. Or you tell us the number you need to walk away with, we put it in writing, and we carry the risk of getting there. And if your house would sell perfectly well on the open market and you have the time to wait, we'll tell you that instead — a well-presented Oakstead house with three months of patience will beat our number.

Most Land O' Lakes houses should be listed. Call us when the timing will not allow it — a relocation date, a second mortgage you are carrying, or a house you simply cannot keep preparing for showings.
