Flatwoods HomebuyersPasco County, Florida

Holiday · 34690 / 34691

Holiday has the oldest, smallest houses in Pasco. That changes everything.

Median year built 1971. Median size 1,164 square feet. This is the most affordable corner of the county and the one where a normal sale is hardest. Here is why, with the county's numbers.

The one city still falling

Holiday is the only part of Pasco still going down.

Arms-length single-family sales across 34690 and 34691, from county records. Not estimates — recorded sale prices, with the county's own qualification flags applied so forced and family transfers are excluded, and bulk portfolio transfers removed.

2024811$240,000
2025842$230,500
2026572$224,450today

This is the number that matters. Everywhere else in Pasco flattened out after 2023. Holiday kept sliding — $240,000 in 2023, $230,000 in 2025, $224,450 so far in 2026. That is roughly 6% off the top while the rest of the county held.

Sales volume tells the same story: about 1,300 a year in 2021, under 600 so far in 2026. If you are planning to list and wait for a better market, the last three years are the evidence against that plan.

What a Holiday house actually is

14,699 houses, and almost nine in ten were built before 1990.

1971Median year built. 89% of these houses went up before 1990, and 10% since 2000.
1,164 sq ftMedian living area, on a median lot of 5,760 sq ft.
43%Of these houses are not owner-occupied — rentals and second homes.
1,531Houses owned from outside Florida — 303 from NY, 158 from TX, 112 from CA.

The biggest neighbourhoods here are Beacon Square (2,175 houses, median built 1968, 1,052 sq ft), Holiday Lake Estates (2,064 houses, median built 1971, 1,097 sq ft), Aloha Gardens (1,320 houses, median built 1972, 1,234 sq ft) and Forest Hills (1,285 houses, median built 1970, 1,152 sq ft).

Beacon Square alone is 2,175 houses with a median build year of 1968 and a median size of 1,052 square feet. These are small, solid, concrete-block houses — and at that age almost everything that matters to a lender is near the end of its life.

The honest part

Three reasons a Holiday house fails a normal sale.

Everything is original, and lenders know itA 1968 house that has never been updated has an original roof line, original electrical, and often original plumbing. Retail buyers need a mortgage; mortgages need insurance; insurers have largely stopped writing houses in this condition. The buyer who loves your house frequently cannot actually buy it.
The highest absentee rate in the county43% of Holiday's houses are not owner-occupied — the highest share anywhere in Pasco — and 1,531 are owned from outside Florida, led by 303 from New York. A lot of these were bought as rentals in the cheap years and have become more trouble than they return.
The price floor is real, and it is lowAt a median under $225,000, there is not much room between what your house is worth and what it costs to fix. A $40,000 renovation on a $224,000 house does not come back. That maths is why so many Holiday houses sell as-is, and why pretending otherwise wastes your months.

What we'd actually do

Same three options as everywhere else in Pasco.

We'll make you a cash offer and close in about two weeks. Or you tell us the number you need to walk away with, we put it in writing, and we carry the risk of getting there. And if your house would sell perfectly well on the open market and you have the time to wait, we'll tell you that instead — a tidy, updated house in Aloha Gardens with a newer roof will sell fine without us.

We buy in Beacon Square, Holiday Lake Estates, Aloha Gardens and Forest Hills regularly. If your house is tired and you want it over with, this is the fastest route in the county.
