Inherited property · Pasco County

You inherited a house in Pasco. Now what?

Usually it is a parent's house. It is full of forty years of belongings, the roof is older than you remember, and there is a sibling who is not answering the phone. Here is what actually has to happen before it can be sold.

The Pasco numbers

How common this actually is.

12,084Pasco houses that have had the same owner for 25 years or more. Long-held family homes are the single most common source of inherited property here.
4,997Of those, also built before 1980. A house held that long usually needs a roof, a panel and an air handler before a retail buyer's lender will cooperate.
58,594Pasco houses where the owner's post goes to a different address — a rough measure of how many are managed from somewhere else, often by heirs.

How it actually works

What makes this hard, and what does not.

Probate decides when you can sell, not whether

In most cases you cannot convey clear title until the estate has been through the court. That is the real delay, and it is nobody's fault. Florida has a simplified route for smaller estates, and a separate route available when the person died more than two years ago — because creditor claims are generally barred by then.

Homestead property follows its own rules and can pass outside the estate entirely, particularly when there is a surviving spouse or a minor child. That is a good thing when it applies, and it is also the part people most often get wrong.

We are not lawyers and this is not legal advice. Which route fits your situation is a question for a Florida probate attorney, and it is usually a cheap answer to get.

The house is costing money the whole time

While everyone decides, the estate is still paying taxes and insurance — and insurance on a vacant house is more expensive and harder to place than on an occupied one. Meanwhile the air conditioning is off, which in Florida means humidity, which means mould. An empty Pasco house deteriorates faster than most people expect.

Multiple heirs is the hardest part, and it is not a legal problem

Three siblings, one wants to sell now, one wants to keep it, one cannot be reached. No attorney fixes that. What sometimes helps is a firm number on the table, because it converts an abstract argument into a concrete decision everyone can actually vote on.

When we're the wrong answer

We'd rather lose the deal than waste your year.

If the house is in reasonable shape and the heirs agree, list it with an agent. You will net more and you do not need us. We are the right answer when it needs more work than anyone wants to fund, when it has to be emptied and nobody lives nearby, or when the family needs it finished rather than optimised.

We buy inherited houses as-is, including with the contents still in them. You take what you want and leave the rest — we will deal with it. And we can wait for probate if that is what it takes; we are not going to pressure a family that is already dealing with enough.
