New Port Richey · 34652 / 34653 / 34654 / 34655

New Port Richey is two different housing markets wearing one name.

Half of it was built before 1990 and half after 2000. What your house is worth, and whether a normal sale will work, depends almost entirely on which half you are in.

The county's numbers

Up to 2023, then down $20,000 and flat.

Arms-length single-family sales across 34652, 34653, 34654 and 34655 — all four New Port Richey ZIP codes, from county records. Not estimates — recorded sale prices, with the county's own qualification flags applied so forced and family transfers are excluded, and bulk portfolio transfers removed.

20203,015$212,000
20213,542$250,400

20242,107$315,000
20252,187$300,000
20261,712$300,000today

The median peaked at $320,000 in 2023 and has settled at $300,000. But a single median hides a lot here, because this is really two markets.

Seven Springs Homes is 1,714 houses with a median build year of 1979. Heritage Springs is 1,332 houses built around 2002 behind a gate. Those two are not in the same market and do not sell the same way — one competes on price, the other on condition.

What a New Port Richey house actually is

43,565 houses — the biggest market in Pasco, and the most mixed.

1987Median year built. 54% of these houses went up before 1990, and 31% since 2000.
1,616 sq ftMedian living area, on a median lot of 7,200 sq ft.
29%Of these houses are not owner-occupied — rentals and second homes.
3,611Houses owned from outside Florida — 580 from AZ, 510 from NY, 319 from UT.

The biggest neighbourhoods here are Seven Springs Homes (1,714 houses, median built 1979, 1,118 sq ft), Flor-A-Mar (1,561 houses, median built 1972, 1,684 sq ft), Heritage Springs (1,332 houses, median built 2002, 1,899 sq ft) and Colonial Hills (1,283 houses, median built 1973, 1,288 sq ft).

54% pre-1990 and 31% built since 2000. The 1970s stock around Seven Springs and Colonial Hills behaves like Port Richey. The 2000s stock behaves like Wesley Chapel. Pricing your house off a city-wide average is how people lose three months.

The honest part

Three reasons a New Port Richey house fails a normal sale.

The 55+ communities have their own rulesHeritage Springs and the other age-restricted communities shrink your buyer pool to people over 55 who can also satisfy the association. Add HOA approval and estoppel delays and a straightforward sale can take months longer than the same house outside the gate.
Out-of-state landlords, and an unusual one3,611 single-family homes here are owned from outside Florida — and the largest group is not New York but Arizona, with 580. That is the signature of institutional and out-of-state investor buying during the cheap years. Many of those owners are now quietly looking for the exit.
The old half has the same roof problem as Port RicheyMore than half of New Port Richey predates 1990. In that half, the roof and the insurance quote decide whether a retail sale closes, not the kitchen.

What we'd actually do

Same three options as everywhere else in Pasco.

We'll make you a cash offer and close in about two weeks. Or you tell us the number you need to walk away with, we put it in writing, and we carry the risk of getting there. And if your house would sell perfectly well on the open market and you have the time to wait, we'll tell you that instead — a 2002 house in Heritage Springs in good order should go to a listing agent, not to us.

We buy on both sides of that line. The difference is what we would advise: in the newer half we will often tell you to list.
